What is it like working as a Building Superintendent?

I don't get paid to train for Superintendent position.

Look ahead and ask lots of questions.

Pros: Working by myself.
Cons: On call 24 /7 . On call weekends. Shoveling 4 exits. People always knocking on my door. Hot tub maintenance every day for 7 months. Dealing with all complaints. Very demanding and stressful. Extra hours paid in time not money.

Cons: Complaints and not being able to do anything about them because of head office.

Study the plans well. Learn all you can about the project before hand. Then visualize the job completed in your mind before it's started.

Hard Work and Low Pay With Constant Customer Service Issues.
Building Superintendent:
Pros: You are able to work from home, no long distance driving and there is flexibility in when you can do the jobs that are assigned to you. If you enjoy talking to people and making friends this job can be for you but the tenants usually do this to get perks from you so do not be so trusting.
Cons: The job is a stressful position, a lot of people complaining, long hours of work if you do not manage your time properly. Dirty environment a lot of cleaning and having to deal with repairs and trouble shooting. Your phone does not stop ringing sometimes at all hours of day or night you can get a call. You get one day off for one week and then 2 days off for the following week and you can be on call 24 hours a day even after your normal shift ends. Low annual salary if you are inexperienced, or work in a residential environment versus a condo setting. Always get in writing when a tenant wants you to enter their apartment why they want you there and what you are there to do and they are giving you permission to enter. Otherwise you can end up in court with them claiming you stole something.
